  • First Time Buyers, Let's get you on track!

    Dear Prospective First Time Home Buyer,

     

    As someone who is considering owning your own home you may have some idea of where your price range is but beyond that you may be overwhelmed and mystified and that’s understandable.  As Real Estate professionals we are fully aware of the challenges out there and are here to help you navigate through them.

     

    Can I assume you haven’t been living in a cave away from civilization and that you’re well aware that it’s a Buyer’s Market  which very simply means there are ‘many more homes for sale than there are buyers to buy’ which puts you in a unique and powerful position.

     

    Everyone’s circumstances are unique, so let me speak generally and go over some common stumbling blocks in the event you fall into one of these categories and how we may be able to help.

     

     Perhaps you’ve been working at saving a down payment and uncertain if you could qualify for a loan?  In that case, we should talk because that’s a legitimate concern and should be dealt with right away.  Or could it be you’re worried about a poor credit score. With a little guidance, that challenge can be corrected over time.  Another reason might be that you’re waiting for the market to bottom out before you become engaged?  I assure you, by the time the market levels off and starts moving up again in Sonoma, people standing by the sidelines will be left behind wondering what happened……and multiple offers will be rampant once again.  In fact we already are experiencing multiple offers, in some instances, and I will be happy to explain the circumstances should you be interested.  Or perhaps you’re fearful that you’ll never be able to save enough for a down payment or closing costs?  Please don’t let that stand in your way to home ownership.  Did you know that with good credit and the right circumstances, you simply may not need that large down payment if the Seller is willing to participate in a ‘down payment assistance’ program?  I’ve just highlighted 4 stumbling blocks that can be overcome and of course your circumstances are unique which I would like to talk with you about once you are committed.

     

    So, speaking of commitment :   Are you a person who is committed to getting on the path of ownership, right now.  If you do have a dream and you are serious about overcoming some obstacles, history will tell us that with an attitude of long term ownership you’ll be setting the tone for success in your future real estate investments.

     

    What about the complexities of today’s market Can it be a bit frustrating?  If you have been touring Open houses for example, then you know about all the different conditions of sale we have today…Short Sales, Foreclosures, normal sales, an then there are seller incentives like owner financing, lease options.  I can understand how confusing it can be.  That’s why I think that my approach to real estate is a practical and fair approach.  My team concept of teaming up with careful and dedicated professionals who specialize in such conditions of sale, look forward to sharing information with you on all these subjects when and if they should apply to you.  So, I encourage you not to get all hung up on the details of the market place.  That’s really your Realtors department.  Your responsibility is to set realistic personal goals.  One very clear goal might be that you want to invest your money in real estate for yourself and never again be paying down the mortgage of someone else.  Staying focused on your key goals and trusting our team, will get you where you want to be.

Attorney.   • 22 Single Family Home Sales in March of 2008 in Petaluma, California

    Hi, 

    I run into people all the time whose first question/combined statement is:  "Gee, how's the market...pretty lousy out there, hey?"

    Well, not for me, I say.  Yes, it could be stressful for sellers who have to sell...and right away.  And on the positive side I am seeing great strides for first time buyers and an opportunity for people migrating into the area to have a nicer home.

    So how does this help you, the client, rationalize buying or selling now?  If you're buying, anyone moving up can expect to purchase a better value today which means less of a house payment and a more prestigious home. If you're a first time buyer you can expect to have your pick of hundreds of homes in the North Bay that you certainly would have been priced out of last year and the year before.  In fact, we're seeing investment property beginning to pencil out in the Santa Rosa area.

    If you're selling because of a transfer or a change in lifestyle, you still can look forward to finding some jewels out there because we have an overage of properties on the market which means more choices and more bargaining power for you.

    We know real estate goes through it's cycles and this one will complete itself in time.  So what's to cry about?  We had 22 sales in March and that's a good thing.

  • Welcome to My Brand New Blog!

    Dear Visitor,

    Have you ever done Night Gardening?

    Yesterday, the eve of Easter Sunday, I considered starting a BLOG.  Everything about blogging seems contrary to my more B type, service orientated personality.  "Blogs are for the extrovert" was always my excuse for denying myself the experience that so many claim is a boon to their business's. I didn't give it any more thought until right now....the evening of Easter and here I am. 

    So much happened today I could never do it justice in the Christian sense of the word, being the most Holiest day of the year.  The day our Lord rose from the tomb of death.  I think it best to save that experience for another time and another audience, although it was a most special day, indeed.

    What I really wanted to share in this, my first blog, was my discovery of Night Gardening.  Yes, peculiar, I know, but since that is really what drew me to the computer, that's what I'm going to write about.  It's really very simple.  We're approaching April and the days are getting hotter and it seems these days I look forward to planting flowers but more and more I hate being in the sun and heat.  (It must be a mature womans dilemma because I used to love to be in the sunshine). 

    After our Easter brunch with some friends I went out to purchase the flowers I needed to plant all the planters I arrange on our porch steps and after dinner for some reason I was drawn outside in the balmy air to start planting.  I never, ever dreamed of planting at night.  Why Not!!!  It is the most refreshing time of the day and the plants just love it!  (they told me so Wilted Flower)  What a marvelous experience it was.  While planting I let the hose water the thirsty landscape and then took the time to hand water each and every plant personally.  As I was standing in the yard being over-lit by the street light I wondered how I managed to go so long without discovering this welcome activity.   

    I thank God for giving me this gift of extending my time in the garden.  I had begun to miss and regret not spending more time there.  Now I know that any night of the summer I can get busy in the garden with no worry of the summer heat. 

    Yes,  God, you continue to bless me.
